Real Estate: The Defining Issue

Lesson 134 · נְדֵיל"ן

Real estate (נְדֵיל"ן) is Israel\'s defining economic issue. Tel Aviv apartment prices ~30x median annual income (vs ~6x in NYC). 93% of land owned by the state via the Israel Land Authority. New construction limited by planning bottlenecks. Most middle-class Israelis cannot buy without a "1.5-generation" parental help. Lesson 33 covered house parts; this one covers the market itself.

Cultural note, When asked "מָה אַתָּה עוֹשֶׂה?", "what do you do?", Israelis often answer their job + their housing situation: "אֲנִי מְהַנְדֵּס תּוֹכְנָה, גָּר בִּשְׂכִירוּת בְּתֵל אָבִיב", "I\'m a software engineer, renting in Tel Aviv." Whether you own (בַּעַל בַּיִת) or rent (שׂוֹכֵר) is a defining socioeconomic marker. The phrase "אֲנִי לֹא מַצְלִיחַ לִקְנוֹת", "I can\'t manage to buy", is a generation\'s lament.
