Chozeh Sechirut: Rental Contract

Lesson 262 · חוֹזֶה שְׂכִירוּת

Israeli rental contracts (chozeh sechirut) are typically 1-year minimum, often with 1-2 month deposit (kavua) plus 1-month rent advance. Standard clauses cover monthly rent (sechira chodshit), utilities responsibility (chashmal, mayim, gas), termination notice (60-90 days), security deposit handling, broker (mathlamut) fees if applicable. Many landlords require 2 erev guarantors (Israeli citizens), bank checks (sheketim banka'i), and bituach (apartment insurance). Tenant rights are protected by law (ha-Hozei v'-ha-Sechirut), but enforcement is uneven.

Cultural note, The 2 guarantors (arvai) requirement is a major hurdle for new olim. They often need Israeli citizen friends or Anglo-friendly landlords who waive it. Sample contract clauses to understand: "yom shikhrur" (release day), "shtar" (note), "shipur" (improvement), "tikun" (repair), "biltevutot" (without complications). Read every clause before signing, Israeli landlord-tenant culture is direct, sometimes adversarial. Disputes (sichsuchim) go to small claims court (m\'shpat ktanim). The 2017 fair-housing reform improved tenant protections.
