Apartment Search: Chipus Dira

Lesson 261 · חִפּוּשׂ דִּירָה

Israeli apartment search starts on Yad2 (yad2.co.il, the Craigslist of Israel) or Madlan (data-driven). Major Anglo-friendly platforms: Facebook groups (Tel Aviv Apartments, etc), Onmap, Homeless. Tel Aviv 1-bedroom rents: ~5500-9000 NIS/month. Jerusalem: ~4000-7000 NIS. Periphery (Be\'er Sheva, Ashdod): ~2500-4500 NIS. As an oleh, Yad2 is essential, most landlords don\'t speak English. WhatsApp/phone is the standard contact channel.

Cultural note, Yad2 listings are direct and brief: "3 chedarim, 7th floor, sukkah balcony, 6500 NIS." Most landlords self-list rather than use brokers (mathlamut). When you call, expect 30-second pitches; bring questions. Visit ASAP, Israeli rentals get snapped up in days. Brokers (mathlamut) charge a month\'s rent; many olim prefer direct contact. 1-month deposit + 1-month rent + bituach (insurance) standard upfront. Ask: can you read the contract, what bills are included, what\'s the kvish status (pet policy, smoking).
