Israeli real estate splits sharply by geography. Tel Aviv (Gush Dan) sits at ~50,000-100,000 NIS per square meter, among the most expensive markets globally. Jerusalem runs ~30,000-50,000 NIS/sqm. The periphery, Be\'er Sheva, Carmiel, Ofakim, drops to ~12,000-20,000 NIS/sqm. The gap creates major migration patterns: families priced out of TLV move to Modi\'in, Beit Shemesh, or Givat Shmuel. Government tries to balance the market with Tama 38 redevelopment and state housing programs like Mehir LeMishtaken.
Cultural note, The "Tel Aviv premium" is real: for the same money you can buy 4 apartments in Be\'er Sheva or 1 in Tel Aviv. Olim from western countries often initially shop Tel Aviv, then realize peripheral cities (Modi\'in, Beit Shemesh, Karmiel) offer 2-3x better value with longer commutes. Politicians push "Negev development" via tax incentives but uptake remains slow. Post-COVID remote work brought some olim to Galilee/Negev for cheaper homes plus nature; this is reversing as offices return.
