Vaad bayit is your apartment building's resident-elected committee, manages common areas: lobby, elevator (m'arvat), garden (gan), parking (chaniya), garbage (asfat ashpah). Monthly contribution per apartment runs 100-500 NIS depending on amenities. Every 1-2 years residents elect 1-3 vaad members, and members rotate annually. Decisions cover maintenance, paint colors, garden upgrades, parking allocation; disputes go to the general meeting (asipah klalit), with final escalation to the municipality or court.
Cultural note, Vaad bayit is the Israeli microcosm of bureaucracy + neighborliness. Common drama: chaniya disputes (1 spot vs 2), garbage timing arguments, elevator repair fights. Each building has its character, some run smoothly with WhatsApp groups, others have decade-long feuds. As a tenant you usually pay vaad through your landlord; as an owner you contribute directly and can run for committee. Reading the year's vaad budget (taktziv shenati) is good practice. The chairperson is usually called "yo-shev rosh ha-vaad" (chair) or just "rosh ha-vaad."
